Arbor Ridge

Arbor Ridge is a quiet community located on the very north side of Deltona Florida off Howland Blvd near Deltona High School.

Arlington Park

Arlington Park is a small subdivision located of Markham Woods Road at the intersection of EE Williamson Road in the upscale Markham Woods corridor in Longwood Florida.  There approximately 16 large custom homes built in the 1980’s.  Each are on wooded lots of one acre or more. 

Barrington

Barrington is located off Lake Emma Road in Longwood FL.  There approximately 110 homes built during the 1980s.  Lake Mary Boulevard located approximately 5 miles north provides close by shopping and restaurants. 

Bear Lake Woods

Located in Seminole County off Bear Lake Road near Maitland Boulevard, this well-kept community was originally developed by Pulte in the mid 1990s.   Bear Lake Woods contains approximately 50  three and four bedroom single family homes. Some of the homes have lakeviews or are lakefront.

Celery Estates

Celery Lakes

Celery Lakes is a newer subdivision located off Celery Avenue in Sanford.  Originally developed by Maronda Homes beginning in 2004, the community consists of single and two story homes with two car garages.  

Celery Key

Celery Key is a newer subdivision located off Celery Avenue in Sanford.  Originally developed by DR Horton in 2004-2005, there are approximately 200 single and two story homes with two car garages.   

Chase Groves

Chase Groves is a large and popular Lake Mary community consisting of approximately 825 homes ranging in size from just over 1000 sq ft to more than 3000 sq feet.  The single family homes were developed between 1990 and 2002 by DR Horton and Moranda Homes. Centex is currently developing a townhome community in Chase Groves.  

Chelsea Place

Chelsea Place is located off Ronald Reagan Boulevard in Longwood FL.  Originally developed by Pulte in the 1990s, the community consists of approximately 75 single family homes.  

Country Club Oaks

Country Club Oaks is located off Country Club north of Lake Mary Boulevard.  There are approximately 57 homes in the community.  A park-like common area with a pond, fountain and benches is centered in the community. 

Country Downs

Country Downs is a well established subdivision located off Country Club Road south of Lake Mary between just north of  Ronald Reagan Boulevard.   The community contains  62 homes on spacious ½ acre wooded lots.  

Coventry

Coventry is a small well-kept community located in Longwood off EE Williamson Road in Longwood FL.  The community consists of single story townhome and duplex style homes.  There is a community pool and lighted tennis courts. 

Crystal Lake Estates

Crystal Lake is located off of Old Lake Mary Road between Lake Mary Boulevard and SR 46 in Lake Mary Florida.  It was developed in the early 90s.   There are approximately 80 homes built by various builders.   Some of the homes border Crystal Lake. 

Danbury Mill

Danbury Mill is a townhome and duplex community off of Lake Emma Road in Longwood FL.  Most of the homes were built in the 1980s and have three bedrooms, 2 baths with 2 car garages. 

Fountain Parke

This luxury townhome community is still being developed by DR Horton. It is located off Rinehart Road in Lake Mary across from the Primera Business Park.  The townhomes are large 3 and 4 story units with elevators and two car garages.  There is a community clubhouse, pool and tennis courts. 

Hidden Cove

This upscale community is located off Lake Emma Road in Longwood.  There approximately 30 homes built in the early 2000s.  Some of the homes offer views of Lake Myrtle and others have conservation frontages.

Groveview Village

Groveview Village is located off Lake Mary Boulevard just west of the entrance to Seminole Community College - now Seminole State College.   The homes in Groveland are generally single story ranch style and were built primarily in the 1970s. 

Huntington Ridge, Huntington Landing, Huntington Pointe

Huntington Ridge, which includes Huntington Landing and Huntington Pointe is located off Lake Emma Road in Lake Mary FL.  It is a well-kept community with a total of approximately 320 homes.  Developed by Pulte in the late 90’s, the community features a large community pool, basketball courts, a playground and tennis courts. 

Isle of Windsor

Isle of Windsor is a small quiet well-kept community located off Markham Woods Road in the upscale Markham Woods corridor.  There are approximately 20 homes on a single street ending in a cul-de-sac.  Each custom home sits on a large one acre or more lot.

Kaywood

This small community is made up of mostly smaller older homes built in the mid 1980’s. It is located off 46A along the Sanford-Lake Mary border. 

Lakewood Ranches

Lakewood Ranches is located on SR 44 just west of CR 437 in eastern Lake County Florida.   It is a well-kept equestrian-based community with numerous beautiful and convenient riding trails located throughout.   Most properties are between three and six acres zoned for horses.  Both completed homes in a range of sizes and vacant lots ready to build upon are available in Lakewood Ranches. 

Mandarin

Mandarin is located off Markham Woods Road in Longwood FL just north of EE Williamson Road.  There are 277 homes in the community, all on one acre plus lots. 

Markham Glen

Markham Glen is located off Markham Woods Road in Longwood and is within the desirable Markham Woods corridor.   The community is small with only 34 custom homes, each on one acre minimum lots.  There are community tennis courts for use by residents. 

Markham Meadows

Originally orange groves and a nine-hole golf course, Markham Meadows was developed into a small well-kept 45 custom home community. All of the lots are over one acre. 

Markham Place

This community is located off Markham Woods Road in Longwood in the desirable and upscale Markham Woods corridor.  Originally developed in the late 70s, some homes were built as late as 2005.  Each home is custom and on a lot of one acre or more.

Manderley

Originally developed by Lennar in the mid to late 90's, Manderley is a well kept and well organized community of just more than 200 homes.... 

Mayfair Club

Mayfair Club is located on both sides of Country Club Drive near the Mayfair Golf Club in Sanford FL.  The community consists of one and two story single family homes.  The homes on the east side of Country Club border the golf course facility. 

Mayfair Meadows

 Mayfair Meadows is located off 46A in Sanford just opposite the Mayfair Country Club. The community was developed in the late 1980s and consists of smaller two and three bedroom homes on small and zero lot line parcels. Most have garages.  There is a community pool and there are a number of direct lakefront homes in Mayfair Meadows.    

Mayfair Oaks

This small community is made up of homes built in the mid to late 90’s.   The community is located off Oregon Road in Sanford – very near the Sanford-Lake Mary border. 

Middleton Oaks

Middleton Oaks is located just off Ronald Reagan Parkway – SR 427 in Sanford.  It was developed in the late 1980s originally.  The community consists of approximately 75 homes with a private park area and pond.  

Misty Oaks

Misty Oaks is located off Old Lake Mary Road just north of Lake Mary Boulevard in Lake Mary Florida.  With approximately 40 homes, it was developed in the early 90s. 

North Cove

North Cove is located off EE Williamson Road between Markham Woods Road and Lake Emma on the north side of Longwood Florida bordering Lake Mary.   This community was developed in the late 70s and early 80s and consists of custom and semi-custom homes.  There are many large old oak trees throughout the community and many homes back up to conservation areas.

Northampton

This community is located off Lake Emma Road in Longwood.  There are only 6 homes in Northampton. All are on a single cul-de-sac street.  Developed in the early 2000s, each home is custom-built.

Osprey Pointe

Osprey Pointe is located on the west side of Lake Emma Road in Lake Mary close to the border of Longwood.   Originally developed by Pulte Homes in the late 90s, the community is laid out in a central loop fashion with attached cul-de-sacs. It consists of 55 one and two story homes with two and three car garages.

Preserve At Lake Monroe

The Preserve At Lake Monroe is a community located off 17-92 just past the Sanford Zoo in Sanford Florida.  The community’s entrance is across the street from Lake Monroe– a name given to a large open portion of the St. John’s River. Developed in the mid-2000s by Centex Corporation

Parkview and Parkview Heights

Parkview and Parkview Heights are located at the south end of DeBary just north of the Dirksen and 17-92 intersection. The two communities are contiguous with one another.   The communities were developed in the early 2000s and contain 3 and 4 bedroom single and two story homes.  Most of the homes were built by Cosmopolitan Homes.  

Ravensbrook

Ravensbrook is a small custom home community located off of the upscale Markham Woods corridor.  There are approximately 75 custom and semi-custom homes, each of which is located on an acre or more and some of which are located on Lake Rice.

Ridge Pointe Cove

This community is located off Lake Emma Road in Longwood FL.  Originally developed in the early 2000s, there are 12 upscale custom Mediterranean-style homes in Ridge Pointe Cove.

Shannon Downs

Shannon Downs is a small 39 custom home community.  It is situated off Markham Woods Road along the upscale Markham Woods corridor – just north of Lake Mary Boulevard in Lake Mary.  The lots are a minimum of one acre with mature landscaping and trees.   

Springhurst

Springhurst is located directly off Country Club drive in north Lake Mary.  There approximately 50 homes in the community. Mayfair Country Club is less than ½ mile from its entrance and the Lake Mary Sports Complex is less than ¼ mile. 

Springview

Springview is located at the south end of DeBary just north of the 17-92 and Dirksen Road intersection.   The entrance is along 17-92, but the community is actually situated another ½ mile to the west.   Originally developed in the early and mid 2000s, the community contains 3 and 4 bedroom homes built by Cosmopolitan Homes. 

Sun Oaks

Sun Oaks is a small community of approximately 20 homes located off of Old Lake Mary Road between Lake Mary Boulevard and SR 46 in Lake Mary Florida.   It was originally developed by Masterpiece Homes in the late 90s. 

Sylvan Lake Reserve

A very well kept community, Sylvan Lake Reserve’s main entrance is off SR46 in Sanford west of Interstate 4.  It also has a secondary access point off Orange Avenue just north of Wilson Elementary School.  The community was originally developed by Centex Homes in the late 1990s and building continued through to the early 2000s.   

Tall Trees

Tall Trees is a well-kept community located off Wayside Drive just south of SR 46 in Sanford – west of I-4.  It consists of approximately 135 homes on spacious wooded lots built by both various custom builders and Centex. 

The Crossings

 The Crossings is one of the largest planned communities in Lake Mary with its major access off Lake Emma Road.  Consisting of approximately 1400 homes – it spans across several neighborhoods.

The Estates At Springs Landing

The Estates at Springs Landing is a well established community developed in the mid-80's.  The community is located in Longwood within the upscale Markham Woods Road corridor. The homes here are on larger lots and features a community pool, tennis courts, playground and clubhouse-recreational facility.

The Forest

The entrance to The Forest is located just east from the corner of Rinehart Road and Lake Mary Boulevard on Lake Mary Boulevard in the very heart of Lake Mary.  It is a gated and well-kept 55+ community. The homes located in The Forest are manufactured homes and the entire community is situated in a large, lush and mature forest of hardwood and pine trees.  

The Hills of Lake Mary

Located off SR 46A in Lake Mary, this community of single family homes was originally developed in the 1980s and early 90s.   There are approximately 320 homes, many of which back up to open space and ponds.  Two entrances onto SR 46A allow easy ingress and egress. 

The Reserve At DeBary

The Reserve At DeBary is located at the southern end of DeBary just north of the 17-92 and Dirksen Road intersection.   Originally developed in the late 90s and early 2000s,  this small community contains 3 and 4 bedroom production built homes with attached garages originally built by Cosmopolitan Homes. 

The Reserve At Lake Mary

This community is located off Rantoul and SR 46A in Lake Mary.  It was developed by David Weekly Homes in the early 2000s.  There approximately 100 homes some with direct golf course frontage on Mayfair Golf Course. 

Timacuan

Timacuan is a terrific and well-kept 400 acre planned community with it main entrance on Reinhart Road in Lake Mary.  It consists of than 500 homes in nine separate and distinct neighborhoods.  Those neighborhoods include:  Clubhouse Cove, Eagle Run, Hopewell Creek, Hunter’s Ridge, Lake Dawson, Signature Cove, Stratton Hill and Summerlin.

Timacuan Park - Lake Mary Florida

Timacuan Park is a non-gated townhome community and can be found just off Timacuan Boulevard on the east side of Rinehart Road in Lake Mary, Florida.  It is located just prior to the main Timacuan community development.  Developed by Centex

Wingfield Reserve

Wingfield Reserve is an upscale community located off Markham Woods Road in the desirable Markham Woods corridor.  There are 183 large well-appointed homes on lots of one acre or more.   

Woodbine

Woodbine is located just off Bedford Road in Sanford.   Originally developed in the 1980s to early 90s.  Many of the lots are larger with many large mature oak trees throughout. There are approximately 85 homes in the community.
